Coversure Kennington has developed a unique Insurance product by working with Brent Council and the Brent Landlord Group for Landlords who accommodate tenants in receipt of Housing Benefit or Local Housing Allowance in their rented properties.
Landlords are often unsure of giving their property to tenants in receipt of housing benefit in case the benefit is stopped or under the new Local Housing Allowance rules from 07th April 2008 the tenant does not pass the rent to them. Having Rent Guarantee insurance in place gives the Landlord the security to let in confidence.
Simple – the premium is fixed dependent on the type of tenant you have in the property e.g. is the tenant in receipt of the housing benefit or is it paid to Landlord. Open our user friendly flowchart to see which cover is applicable to you.
- If rent is paid direct to Tenant: £247.80 + £25 broker fee = £272.80
- If rent is paid to Landlord: £184.80 + £25 broker fee = £209.80
Rent Guarantee Cover
- 12 months Cover
- Maximum £2,500 per month or £10,000 over 12 months
- Council reference check sufficient to validate cover if “rent is paid directly to Landlord”
- Credit check required only if “tenants are in receipt of the benefit or if it’s a new tenancy”
Legal Expenses Cover
- £50,000 Cover for any one claim or £500,000 Cover in total for a 12 month period
- £25,000 Eviction Cover
- Cover includes Property Disputes, Repairs and Renovation Disputes, Health and Safety Prosecution, Tax Protection
Home Emergency Cover
- £500 Cover for 7 Contracted repairs
- £100 Cover for Uninhabitable accommodation
- NIL Excess
- Tenant can contact the Insurer direct 24/7, 365 days of the year

What we need to incept cover
- Name of insured and correspondence address
- Risk address of property being let
- Monthly rent as shown on the Assured Shorthold Tenancy Agreement
- Who is receiving the Housing Benefit (If the tenant a copy of the Credit Check for our file)
- Copy of latest Gas Safety Certificate for the Home Emergency Cover provider + age of boiler
- Payment in full for cover to start from Day One
- No proposal to complete we send out a pre completed form – Statement of Fact (see below)
