What makes our insurance unique?
The most important benefit to you is that Coversure has found an insurer who will, provided the tenant has no CCJ’s, accept the risk for housing benefit tenants without a credit check. Majority of Rent Guarantee Insurances in the market are only available through approved letting agents who fully manage the property. The other key difference is that you need a full tenant reference carried out before the Rent Guarantee Insurance can be offered.

Annual Premium (with effect from 01.07.2010)
- If the housing benefit is going to the landlord £214.20 + £25 Broker fee = £239.20 per year
- If the housing benefit is going to the tenant £289.80 + £25 Broker fee = £314.80 per year
Rent Guarantee Cover
- 12 months Cover
- Maximum £2,500 per month or £10,000 over 12 months
- Council reference check sufficient to validate cover if “rent is paid directly to Landlord”
- County Court Judgement (CCJ) check only required if “tenants are in receipt of the benefit” (note a copy of the check must be provided to us before cover can be incepted)
Legal Expenses Cover
- £50,000 Cover for any one claim or £500,000 Cover in total for a 12 month period
- £25,000 Eviction Cover
- Cover includes Property Disputes, Repairs and Renovation Disputes, Health and Safety Prosecution, Tax Protection
Home Emergency Cover
- £500 Cover for 7 Contracted repairs (each and every claim, includes materials, labour and VAT)
- £100 Cover for Uninhabitable accommodation
- NIL Excess
- Tenant can contact the Insurer direct 24/7, 365 days of the year

What we need to incept cover
- Name of insured and correspondence address + contact details
- Risk address of property being let
- Monthly rent as shown on the Assured Shorthold Tenancy Agreement
- Who is receiving the Housing Benefit (If the tenant a copy of the County Court Judgement check for our file)
- Copy of latest Gas Safety Certificate for the Home Emergency Cover provider + Year boiler installed
- Payment in full for cover to start from Day One
- No proposal to complete we send out a pre completed form – Statement of Fact (see below)
Excess i.e. what is not covered
- First full month's rental arrears if landlord in receipt of Housing Benefit
- First two full months rental arrears if tenant in receipt of Housing Benefit
- First 28 days cover of the Home Emergency Insurance
- Legal Expenses £1,000 & Nil excess for Eviction Cover
How to claim on your policy
Rent Guarantee / Legal Expenses
- For the insurer to consider a valid claim under your Rent Guarantee or Legal Expenses section they will require the documentation to sent with your Claim Form (attached below)
- Lease (including any guarantor agreements) i.e. Tenancy Agreement
- Statutory Notices i.e. Section 21 or Section
- Record of rent payments and arrears
- County Court Judgement (CCJ) search report – We should have this already if tenant is in receipt of the Housing Benefit
- Correspondence evidencing the Housing Benefit – We suggest you get this from outset of the policy when the tenant first receives confirmation of Housing Benefit payment
- Correspondence with the tenant(s) If you have written/emailed the tenant
- Any other information relevant to your claim

County Court Judgement check
You can get a simple County Court Judgment (CCJ) check on your tenant through Registry Trust Limited for £8.00 via their online service http://www.trustonline.org.uk/ (Tel 0207 380 0133). A CCJ check must we carried out on all persons named on the Assured Shorthold Tenancy Agreement, whether receiving Housing Benefit or not. The result produced by this company has been approved by our insurer.
